Reside en Santo Domingo\n<\/p>\n<\/p><\/div>\n<p>Es oportuno abordar un tema de vital importancia: los diferentes impuestos que intervienen en el sector inmobiliario en la Rep\u00fablica Dominicana.<\/p>\n<p>Es importante tener claro que comprar un inmueble no se limita \u00fanicamente al precio de venta. Existen compromisos fiscales que forman parte del proceso y que, si no se conocen con anticipaci\u00f3n, pueden generar confusi\u00f3n o afectar la planificaci\u00f3n financiera del inversionista.<\/p>\n<p>Uno de los impuestos m\u00e1s conocidos es el Impuesto de Transferencia Inmobiliaria, equivalente al 3% del valor del inmueble. Este se paga al momento de formalizar el traspaso de la propiedad y es imprescindible para que el comprador pueda registrar el inmueble a su nombre.<\/p>\n<p>En aquellos casos donde la adquisici\u00f3n se realiza mediante financiamiento, se debe considerar el impuesto del 2% sobre los pr\u00e9stamos hipotecarios. Este se calcula sobre el monto financiado por la entidad bancaria y forma parte de los gastos de cierre que debe asumir el comprador.<\/p>\n<p>Otro tributo que merece especial atenci\u00f3n es el Impuesto al Patrimonio Inmobiliario (IPI), el cual aplica a personas f\u00edsicas cuyo patrimonio inmobiliario supera el monto exento establecido por la ley, actualmente alrededor de RD$9,860,649.00<\/p>\n<p><img fetchpriority=\"high\" decoding=\"async\" class=\"size-full wp-image-1110234 alignleft\" src=\"https:\/\/almomento.net\/wp-content\/uploads\/2026\/04\/imp.png\" alt width=\"266\" height=\"190\" srcset=\"https:\/\/almomento.net\/wp-content\/uploads\/2026\/04\/imp.png 266w, https:\/\/almomento.net\/wp-content\/uploads\/2026\/04\/imp-133x95.png 133w\" sizes=\"(max-width: 266px) 100vw, 266px\"><\/p>\n<p>Esto significa que si el valor total de sus propiedades no excede dicho monto, no estar\u00e1 sujeto al pago de este impuesto. En caso contrario, se aplicar\u00e1 un 1% anual \u00fanicamente sobre el excedente, lo que permite una carga fiscal razonable para los inversionistas.<\/p>\n<p>Ahora bien, dentro del marco legal dominicano existen incentivos que favorecen la inversi\u00f3n, especialmente en el sector turismo. Uno de los m\u00e1s importantes es la Ley de CONFOTUR (Ley 158-01), dise\u00f1ada para estimular el desarrollo tur\u00edstico en el pa\u00eds.<\/p>\n<p>Esta ley otorga beneficios significativos a los proyectos acogidos a este r\u00e9gimen, entre ellos la exenci\u00f3n del impuesto de transferencia inmobiliaria y la exoneraci\u00f3n del IPI por un per\u00edodo de hasta 15 a\u00f1os, lo cual representa un alivio importante en los costos.<\/p>\n<p>Un ejemplo de estos beneficios lo encontramos en proyectos tur\u00edsticos como Cruise On Land Punta Cana, el cual se acoge a la Ley de CONFOTUR, permitiendo a sus compradores aprovechar estas ventajas fiscales y mejorar la rentabilidad de su inversi\u00f3n.<\/p>\n<p>Por otro lado, es importante destacar el caso de las denominadas viviendas de bajo costo, las cuales cuentan con incentivos especiales por parte del Estado Dominicano para facilitar el acceso a la vivienda.<\/p>\n<p>Estas propiedades, cuyo valor se mantiene dentro de los l\u00edmites establecidos por las autoridades, actualmente en RD$5,450,851.20 las cuales est\u00e1n exentas del pago del impuesto de transferencia inmobiliaria, lo que representa un ahorro significativo al momento de la compra, adem\u00e1s de permitir el acceso a beneficios como el bono vivienda o bono ITBIS.<\/p>\n<p>Finalmente, debemos recordar que cumplir con las obligaciones fiscales y conocer los beneficios existentes no solo evita inconvenientes legales, sino que permite tomar decisiones m\u00e1s acertadas, logrando que cada inversi\u00f3n inmobiliaria sea m\u00e1s segura, eficiente y rentable en el tiempo.<\/p>\n<p><i>jpm-am<\/i><\/p>\n<div class=\"heateor_sss_sharing_container heateor_sss_horizontal_sharing\" data-heateor-sss-href=\"https:\/\/almomento.net\/impuestos-inmobiliarios-en-rd-opinion\/\" readability=\"7\">\n<p>Comp\u00e1rtelo en tus redes:<\/p>\n<\/div>\n<p> <!-- 468x60 --><br \/>\n<ins class=\"adsbygoogle\" data-ad-client=\"ca-pub-3511341636159665\" data-ad-slot=\"3538255450\"><\/ins> <!-- .entry-content --> <\/p>\n","protected":false},"excerpt":{"rendered":"<p>El autor es licenciado en Contabilidad.
