En el Gran Santo Domingo, la verdadera ubicaci\u00f3n ya no se mide solo en metros o direcciones, sino en tiempo, conectividad y calidad de vida. El tap\u00f3n, lejos de ser solo un problema de tr\u00e1nsito, se ha convertido en un factor que influye directamente en el valor de las propiedades.<\/p>\n<p>Hoy, el comprador ya no se limita a preguntar cu\u00e1ntos metros tiene una vivienda. Tambi\u00e9n analiza cu\u00e1nto tiempo tarda en llegar al trabajo, a la escuela, a los servicios b\u00e1sicos o a sus espacios de recreaci\u00f3n. La ampliaci\u00f3n de v\u00edas, los corredores de transporte, la mejora en rutas de autobuses y el fortalecimiento de sistemas colectivos han comenzado a redefinir muchas \u00e1reas. Sectores que antes parec\u00edan lejanos hoy resultan atractivos gracias a una mejor accesibilidad.<\/p>\n<p>El veh\u00edculo privado contin\u00faa siendo importante, pero ya no es el \u00fanico protagonista. La combinaci\u00f3n entre autom\u00f3vil, transporte p\u00fablico, caminabilidad y servicios cercanos ha creado nuevos patrones de movilidad. No existe una \u00fanica ubicaci\u00f3n ideal, sino ubicaciones que funcionan mejor seg\u00fan el perfil del comprador o del inquilino. Un apartamento c\u00e9ntrico puede ser perfecto para alquiler corporativo, mientras que una vivienda perif\u00e9rica bien conectada puede ser ideal para familias.<\/p>\n<p>El congestionamiento tambi\u00e9n ha impulsado desarrollos m\u00e1s integrados. Han surgido proyectos con comercios, oficinas, servicios y espacios recreativos dentro del mismo entorno. Esta mezcla reduce desplazamientos, mejora la calidad de vida y fortalece el valor de las propiedades en el tiempo.<\/p>\n<p>El mercado inmobiliario se ha vuelto m\u00e1s exigente. Ya no basta con un dise\u00f1o atractivo. Se valora la planificaci\u00f3n, el acceso, el parqueo, la seguridad, la integraci\u00f3n urbana y la sostenibilidad.
